Do I have to notify the tenant when I sell my apartment?

You can always sell your property as an owner, even when it is rented out. Although the lease will never end automatically. Be sure to consider the following points when you rent out your property:

* Differences between a registered and unregistered lease

If the lease is registered, the agreement will continue after you sell the property. In other words, the new landlord must comply with the same legal notice requirements as you. Even if the lease is not registered and the tenant has been living in your property for more than 6 months, the new landlord has the same rights and obligations. Only if the tenant has been living in the property for less than 6 months without a registered lease, then the buyer can terminate the lease immediately.

* Notifying the tenant

It is not legally required to notify the tenant, but it is strongly recommended, as arrangements will need to be made with the tenant to allow potential buyers to visit the property. Sometimes visitation times are specified in advance in the lease. Usually the tenant must allow two or three home visits per week, but this is usually mutually agreed upon. In addition, the tenant must deposit the rent money into the account of the new owner after the execution of the deed. So in practice, the tenant will always need to be notified anyway.
