We regularly get the question whether there will be an oversupply of real estate on the market after the Corona crisis?
Obviously nobody (unfortunately ;-)) has a “crystal ball”, but a recent survey by Immoweb gives some important indications. The results of this survey seem to indicate that after the lockdown, the balance between the real estate supply (number of homes) and the number of prospective buyers on the market remains fairly well balanced.
Regarding sales, 61% of respondents indicate that they will start selling their project very soon after the lockdown (50%) or within 6 months (11%).
Regarding purchase, 52% of respondents indicate that they want to buy again very soon after the lockdown (43%) or within 6 months (9%).
The audience surveyed by Immoweb is a mix of both “sellers” and “buyers”. So if 61% of respondents indicate that they intend to start selling their project shortly after the lockdown or within 6 months after, it does not mean that 39% of the sellers do not want to…. After all, the surveyed public also consisted of “buyers” who had no sales intention before the corona crisis or only after they first bought something… .
More important than the absolute figures is the ratio between the planned “sales intention” and “purchase intention”. This ratio appears to be fairly well balanced at 61% versus 52%.
On the basis of these figures, it seems that we should not fear an “oversupply” for the time being…. It seems that both sellers and buyers are looking to the same extent to lift the lockdown to continue to implement their plans.
