If your tenant is several months in arrears and is unreachable, chances are they have left with the North Sea. What to do now?
Put your tenant in default
You can declare your tenant in default with a registered letter if there are rent arrears. In this letter you must clearly state the outstanding debt and explicitly ask for it to be repaid immediately.
Assessment by a bailiff
You can appoint a bailiff to officially establish whether the tenant has effectively disappeared, whether there is any damage and what, if anything, has been left behind.
Go to the Justice of the Peace
You can then take the bailiff's file to the justice of the peace. The judge can officially terminate the rent and ensure that you receive the rent guarantee and you are also entitled to compensation. You may then also look for a new tenant
Contact the police officer of the neighbourhood
The district agent can delete the official address of the traceless tenant so that a new tenant can move in.
Tip: change the lock on your front door! This way you can be sure that the old tenant no longer has access.
